Tadabeer Homes

1. DEFINITIONS

“We/Us” means TADABEER HOLIDAY HOMES CO. L.L.C. “Guest/You” means the person(s) staying under a valid booking. “DET” means Dubai Department of Economy & Tourism. “Holiday Home Permit” means the DET permit authorizing the unit to operate as a Holiday Home.

2. BOOKING & CONTRACT

  • A booking is binding when we issue written confirmation. You must be 18+ to book and provide accurate information.
  • A security deposit may be required (disclosed at booking) to cover damages, missing items, excessive cleaning, or rule violations.

3. IDENTIFICATION & CHECK-IN

  • Guests must present valid passport or Emirates ID at check-in; we may record guest information to comply with DET reporting requirements.
  • Check-in and check-out times are stated in your confirmation; late check-out may incur charges.

4. FEES, PAYMENTS & TOURISM DIRHAM

Rates, taxes, and fees are shown at booking. Tourism Dirham is collected per occupied bedroom per night at DET-set rates: AED 10 (Standard) or AED 15 (Deluxe), typically charged for up to 30 consecutive nights per stay; it is remitted via the DET system by the operator. Where applicable, UAE VAT (5%) may be charged in line with UAE law.

5. HOUSE RULES & USE OF PROPERTY

  • Use the property only for accommodation; no parties, unlawful acts, or nuisance.
  • Respect community rules (noise, parking, pool/gym access) and smart-lock procedures where installed.
  • Maximum occupancy and amenities are as stated in your booking. No subletting.
  • Smoking policy: Non-smoking unless otherwise stated. Pets: Only if expressly permitted in your booking.

6. MAINTENANCE, ENTRY & SAFETY

  • We may access the property for urgent maintenance, safety checks, or regulatory inspections with reasonable notice, or without notice in emergencies.
  • You must promptly report issues or damage.

7. CANCELLATIONS, NO-SHOWS & EARLY DEPARTURE

Our cancellation policy (deadline, fees, refunds) is stated at booking or on our website. No-shows may forfeit amounts per the stated policy.

8. DAMAGES & LIABILITY

You are responsible for damages caused by you or your invited guests. Our liability is limited to direct losses arising from our breach, to the maximum amount paid for your stay, except where prohibited by UAE law.

9. COMPLIANCE & ENFORCEMENT

We operate under Decree No. 41 of 2013 and related executive instruments; DET may conduct inspections, suspend permits, or require guest relocation if a unit is closed. If DET orders closure during your stay, we will provide a comparable alternative or refund unused nights.

10. PRIVACY

We process your data per our Privacy Policy and UAE PDPL; you can exercise PDPL rights (access, correction, deletion, etc.).

11. COMMUNICATIONS & WHATSAPP

By providing your number and opting in, you agree we may send booking/service updates via WhatsApp; you can opt out at any time by replying “STOP” or contacting us. We do not send marketing without explicit consent and we comply with UAE anti-spam rules.

12. GOVERNING LAW & DISPUTES

These Terms are governed by the laws of the UAE and local regulations of the Emirate of Dubai. Disputes shall be submitted to the Dubai Courts, unless otherwise required by law.

13. UPDATES

We may update these Terms; the latest version will be published on our website and applies to future bookings.
